ECE To Develop Gesundbrunnen Shopping Center Into A Mixed-Use Location

ECE is investing in the further development and value enhancement of the shopping center Gesundbrunnen Center Berlin and is expanding the property into a mixed-use location.

The mixed-use expansion of the shopping center will include hotel use on the roof: an additional building section with a total of 162 design apartments is being built there, which will be operated by the serviced apartments brand STAYERY. The long-term lease contract for a period of 20 years was recently concluded between ECE Real Estate Partners, which manages the Gesundbrunnen Center as ECE Group’s investment manager for the “ECE European Prime Shopping Center Fund II” as owner of the property, and the operator STAYERY.

The hotel building with two floors and an area of 6,400 sq m on the center roof will create additional rental space and an attractive addition to the existing tenant mix of retail, F&B and service providers in the Gesundbrunnen Center. The building will be realized in modular timber construction and will ensure sustainable urban redensification without sealing off further areas. The opening is planned for 2027. An outline planning application has already been approved.

The attractive design apartments combine the comfort of your own apartment with the service of a hotel for short and longer stays for private and business travelers. The STAYERY site offers a community loft, Späti shop, fitness room, launderette and a terrace at an impressive height with an unobstructed view of the Berlin TV Tower and the nearby Volkspark Humboldthain. Digital check-in, spacious residential and sleeping areas, fully equipped kitchenettes and a weekly cleaning service round off the concept.

The site at the Berlin Gesundbrunnen ICE train station in the Mitte district, with its excellent transport infrastructure and connections to regional, local and long-distance transport, is particularly suitable for hotel use. Guests benefit from short distances and direct access to the Gesundbrunnen Center, even without having to leave the building. At the same time, the site offers an attractive mix of multicultural neighborhoods and well-known highlights such as Mauerpark. The demographic development is rejuvenating the area and gentrification is further increasing the attractiveness of the location. There are also an unusually large number of parking spaces available for this extremely central location.
