Located close to Sevilla’s airport, Sevilla Fashion Outlet opened in March 2001. Since then, the outlet center went through two extensions, the first of which encompassed an addition of 1,200 sq m in 2012. The center was sold in 2016 as a part of a package deal from IRUS European Retail Property Fund to VIA Group. With it the management changed from Neinver to VIA Outlets. In the second half of 2023, the outlet center finished its second and biggest-ever expansion project, adding another 4,000 sq m to its GLA.


Sevilla Fashion Outlet offers local visitors and tourists, 2.3 million annually, a wide choice of top-tier fashion, accessories, and home brands. After an initial smaller remodelling project in Q4 2019 — which included increasing parking by 40%, reconfiguration of the F&B plaza and food offering, and general remodelling of center common areas — the 4,000 sq m extension to Sevilla Fashion Outlet culminated into a 30-million-euro project to modernize and evolve the center since its acquisition in 2016. With the recent extension, a 17-million-euro investment that includes a spectacular glass-covered gallery, Sevilla Fashion Outlet now offers 20,000 sq m of prime commercial space, having added 17 new retail spaces to be able to host a total of 80 stores.
The extension also qualified as a finalist in the ‘Best Refurbishment and Expansion Project’ category of the prestigious MAPIC Awards 2024, among a field of 154 applications.

The center’s tenant lineup has also been immediately bolstered by new signings in 2024, following the expansion. Currently, the most prominent tenants include Nike, Adidas, Kiko Milano, Boss, and Five Guys, heading the center’s F&B lineup of 8 brands, along with Casa Miro and “Miros más que tapas”.

Notably, the outlet is, among others, a key project in the execution of owner and operator VIA Outlets’ 3R strategy, of remodelling, remarketing and remerchandising and is contributing to the embedding of outlet concept locations as strategic targets for premium brands. That is also clear from the strong growth in the share of the food & beverage component, which has been evolving also at Sevilla Fashion Outlet from ‘grab-go,’ to more sit-down restaurants, encouraging longer guest dwell times and greater appreciation of the experience and aesthetics of a location.
VIA Outlets also pays particular attention to sustainability during the remodelling, and extension of its outlet destinations, and Sevilla Fashion Outlet is an outstanding example. The remodeling and new extension, designed by international architects L35, have incorporated a raft of sustainable initiatives that enabled Sevilla Fashion Outlet to achieve BREEAM In-use “Very Good” and BREEAM New Construction “Excellent” ratings. The outlet’s photovoltaic panels, covering 3,500 sq m, generate sufficient energy to satisfy 50% of consumption needs. The center is also home to the biggest electric vehicle supercharger station in Andalusia.
