Pařížská Street in Prague is the most dominant luxury shopping destination in all of Central and Eastern Europe. It hosts over 50 stores of well-known brands, most of which are directly represented. Brands like Louis Vuitton, Gucci, Prada, Chanel, Celine, Bulgari, Tiffany & Co., and many others have their flagship stores for the region here.
Particularly, the presence of Czech fashion designers in the side streets is a core aspect of the shopping experience, showcasing the offer of some of the leading local fashion labels, such as Boutique Klara in Dusni Street. The immediate surroundings of Pařížská Street are also home to a high concentration of stores selling antiques, Czech glass and porcelain.


In 2024, five new luxury stores were opened on the street and its immediate surroundings, including the flagship store of Patrizia Pepe at Pařížská 21, The Brands on Maiselova Street, Le Labo and The Ingredients on Vězeňská Street, and the first Czech boutique of Tudor on Old Town Square. Looking forward to 2025, additional store openings are expected, driven by deals concluded in late 2024. In 2025, Cartier is also expanding its store.

Two major development projects, to be completed in 2025, will moreover significantly expand the high street. The former InterContinental hotel is being transformed into the five-star Fairmont Golden Prague, a redevelopment that will not only rejuvenate the hotel but also deliver six premium retail units totalling nearly 2,400 sqm, along with a striking new public space at Miloš Forman Square in the northern end of the street, which is subject to an international architectural and urban planning competition. Also, on the opposite side of the street, the Pařížská 25 project by Kaprain Real Estate will add another 1,000 sq m of luxury retail space and luxury residential development of 19 apartments on the upper floors.
Despite global challenges, luxury brands continue investing in flagship stores. With demand exceeding supply, rents are expected to rise by 1–3% annually from 2025 to 2028. In Cushman & Wakefield’s recent “European Luxury Retail Report 2025”, Prague, and more specifically Pařížská Street, is among the key locations that will remain priority markets for luxury retailers, reflecting confidence in the long-term strength of the sector.
At the end of 2024, Pařížská reported zero vacancy on existing retail space. Looking forward to 2025, the additional store openings that are expected will further cement Pařížská’s status as the premier luxury retail destination in the Czech Republic and a key hub for high-end shopping in Central and Eastern Europe.
