Located in the heart of Łódź, Fuzja spans 8 hectares on the site of a former factory in the city’s historic textile district. The project revitalizes the area, offering over 80,000 sqm of residential, commercial, and cultural spaces across 22 buildings, including 15 restored heritage structures.
The development also features 4 hectares of publicly accessible area, including green areas. Fuzja reimagines the industrial core of the city, creating a vibrant, sustainable “15-minute city” where residents can access key services within a short walk and take advantage of numerous amenities, among them car sharing services, bike lanes, bicycle service stations, package stores or electric chargers.
The architectural studio Medusa Group is responsible for the design of Fusion, which approaches this urban space with great care and respect for the historical heritage. Fusion aims to harmonize with the existing fabric of Łódź, complement it and create a friendly, open to all part of the city.
Its heart will be a historic Art Nouveau thermal power plant with a characteristic high chimney and a green square around it. The city square around the restored building of the thermal power plant and 2 buildings are already put into use, one of which houses a Żabka market. Periodic events are held in the square, and a playground for children has been organized.

The new urban meeting quarter is also introducing the first food hall in Lodz, inspired by the most interesting food halls in Europe and open to gourmet concepts and seasonal events, and to numerous pubs and venues with the most diverse menu for every time of day, occasion and appetite. A holistic mix with the city’s finest market, stores, delicatessens and a full range of services will ensure a high quality of stay for every visitor, as well as those who live and work there.
