Planning won for transformation of historic ice factory in Belgravia, London

Proposals have been approved by Westminster City Council to transform a former industrial building in Belgravia next to Grosvenor’s Eccleston Yards to provide new office, restaurant and retail space.

27 Eccleston Place was built in 1830 for Shingleton’s Ice Company Ltd. It sits within the Belgravia Conservation Area close to Grade II-listed Regency and Victorian houses and the larger scale buildings of Eccleston Yards. In its near 200-year history it has been adapted as a coachworks and a power station. Most   recently it was a motor repair centre, managed under different operators for c100 years until its closure in mid 2018.

The approved proposals, designed by architects BuckleyGrayYeoman, will enable this architectural gem to provide 30,000 sq. ft. of flexible office, restaurant and retail space over five floors including a rooftop restaurant. The material palette chosen mirrors the feel of the existing buildings and neighbouring Eccleston Yards, which has seen the successful and sensitive repurposing of heritage buildings to provide a hub for independent and creative businesses around a stunning public courtyard. The new scheme will further open up the area and create a new pedestrian route into Eccleston Yards.

Eccleston Yards is an urban oasis that promotes creativity, wellbeing and new talent 5 minutes’ walk from Victoria Station. 27 Eccleston Place will build on the aims of Eccleston Yards and help transform this increasingly creative and popular area of Belgravia.

Consistent with Grosvenor Britain & Ireland’s sustainability goals, the office element of the proposals have been designed to achieve BREEAM ‘Excellent’ and the retail to ‘Very Good’ reflecting the refurbishment nature of the proposals. While vacant during the planning process, the space was managed by Arbeit Project Limited, an organisation which supports contemporary artists of all genres by providing creative work and office space at affordable rents.

Construction is expected to start in mid 2020 with the works taking approximately 18 months.
