NEINVER Begins Refurbishment Of Las Rozas The Style Outlets

NEINVER has begun the refurbishment of Las Rozas The Style Outlets, a landmark retail outlet center to the northwest of Madrid, owned by Neptune, a joint venture between NEINVER and TIAA, Nuveen’s parent company. The 3-million-euro renovation project will update the center inside and out, transforming it into a more modern and inviting space while remaining true to its trailblazing spirit as Spain’s first outlet center, established 29 years ago.

Stores will remain open throughout the refurbishment, which is expected to be completed this summer.

Interior Enhancements

In the interior, lighter-coloured flooring and wood-finished ceilings will create a warm and welcoming feel. Store frontages will be enhanced with a microcement finish between units, while new lighting will tie everything together in a harmonious space that reflects the quality of the brands on offer.

One of the standout features of the project is the transformation of the central plaza into an urban greenhouse. This space will host a towering tree surrounded by a patchwork of green pockets and hanging planters, further adding to the sense of immersion in nature and creating the ideal setting for visitors to relax and recharge.

Accessibility and New Amenities

The main plaza will be extended to allow for a new entrance and improve the center’s overall accessibility. It also includes the addition of a new F&B area and coworking space to cater for today’s hybrid lifestyles that combine work, shopping and leisure.

Meanwhile, the outer façade will be given a cleaner, more contemporary look, strengthening the center’s visual identity and providing the perfect canvas to showcase its brands. Across the site, pavements will be widened, new terraces added and rest areas introduced at the entrance points for enhanced accessibility and visitor comfort.

The new design is led by the architecture studio Banús Arquitectura.

Sustainability

In line with NEINVER’s commitment to sustainability across all its projects, a rainwater recovery system will be introduced for watering green spaces. The site’s monitoring and control system is being upgraded to optimize energy performance. Air curtains with low-energy heat pumps are being installed at the center’s three entrances, helping cut energy use and CO₂ emissions.

Retail mix

Las Rozas The Style Outlets, which has been operating for nearly three decades, has established itself as a key destination for sportswear and outdoor fashion in northwest Madrid. It offers more than 40 brands, including Nike, Adidas, Puma, Asics, Converse and the North Face, as well as popular fashion labels, such as Adolfo Domínguez, Pepe Jeans, Farrutx and the only Massimo Dutti outlet (Inditex Group) in the Region of Madrid.

Its sportswear offering was strengthened in the final quarter of 2024, with major brands such as Puma, Skechers and Adidas opting to double their floorspace ahead of several new arrivals that are poised to land soon. Among them, the popular footwear brand Munich, which is set to triple its store size. The refurbishment is expected to attract new brands and expand the center’s offering in women’s fashion and food and beverage.
