The Gesundbrunnen-Center Berlin is located in the Gesundbrunnen district of Mitte – right next to the Gesundbrunnen train station, offering an attractive combination of shopping, leisure and adventure to visitors on over 25,000 sq m.

A core concept of the center is its mixed-use orientation, and this trend also applies to its marketplaces, with the decisive advantage that the location’s offers are already much more concentrated and broader in combination with an ideal connection infrastructure (bus, train, car/parking), so that immediate synergies can be leveraged much better.
This serves as the basis for Gesundbrunnen-Center’s specialists from letting, property management and architecture working together to develop optimal strategic non-retail complementary concepts. Specifically, the aim is to locate services such as office work, healthcare, government services, educational facilities, hospitality and micro-depots etc. in places where many people already like to spend a lot of their time.
Recently, center-operator ECE Real Estate has also announced the mixed-use expansion of the center. The expansion, with its opening planned for 2027, will include hotel use on the roof. An additional building section with a total of 162 design apartments is being built there, which will be operated by the serviced apartments brand STAYERY. The hotel building with two floors and an area of 6,400 sq m on the center roof will create additional rental space and an attractive addition to the existing tenant mix of retail, F&B and service providers of the center.
The long-term lease contract for a period of 20 years was concluded between ECE Real Estate Partners, which manages the Gesundbrunnen Center as ECE Group’s investment manager for the “ECE European Prime Shopping Center Fund II” as owner of the property, and the operator STAYERY.
