SPIGA 26 IN MILAN SECURES DRUMOHR AND BORSALINO AS ITS LATEST LUXURY TENANTS

Milan’s Spiga 26 is 90% leased and combines innovative fashion, culture, and lifestyle brands.

Hines, a global real estate firm, has secured two luxury brands as new tenants,
Drumohr and Borsalino, who plan to open their flagship stores alongside world-renowned brands
including Moschino, Sergio Rossi, and Kering at Spiga 26 in Milan.

Following the recent restoration of the historic Palazzo Pertusati, Spiga 26 is partially open and the
Drumohr boutique, spanning 315 sq m, will face the internal courtyard featuring three
window displays. The brand, founded in 1770, is famous for its fine knitwear which has won over
a loyal and upmarket international fanbase. The layout and atmosphere of the retail space aims to
provide the optimum showcase for its collections that are created using the finest yarns and fabrics,
and are made with an eye towards environmental sustainability.

Spiga 26 intends to be home to the iconic collections of the Borsalino brand, universally recognised
for its luxury hats, 160-year Italian artisan tradition, and notable clientele including film stars,
artists, and celebrities. With a surface area of 70 sq m, the Borsalino boutique plans to be
light and airy designed with linear lines and two floor-to-ceiling display windows facing Via della
Spiga to highlight the styling and extraordinary detailing of the men’s and women’s hats.

“As of July 2022, within a year of marketing the space, Spiga 26 is approximately 90% leased,
which is testament to the quality of the location and project design. We are in final negotiations for
the remaining retail space,” stated Mario Abbadessa, senior managing director and country
head of Hines Italy. “The visionary spirit of the project and the commitment to developing a new
creative and sustainable hub in a location that symbolises tradition, elegance, and quality has
resonated with prestigious brands which, in addition to their extraordinary heritage, are recognised
for their marked ability for innovation. This mirrors the international image and appeal of Spiga 26
and Via della Spiga itself.”

The entire property in 26 Via della Spiga — in which Hines invested in 2019 in partnership with
PGGM, the Dutch pension fund manager through a real estate fund managed by Savills Investment
Management SGR S.p.A. — has undergone a major renovation based on a project developed by
Scandurra Studio Architettura and SCE Project, and carried out by LDB, the general contractor.
The project developed the internal spaces and optimised its use, both in terms of office and retail
space.

The mixed-use building covers nearly 13,000 sq m spread over a number of floors
including an internal courtyard of 180 sq m. Kering will occupy 7,000 sq m of
innovative office space as its Milanese headquarters and the 3,000 sq m of retail space is
already home to Sergio Rossi, with Moschino and the new arrivals, Drumohr and Borsalino, to
follow.
