Less is more. This was one of the approaches Redevco followed when redeveloping a property on the well-known Mariahilfer Strasse in Vienna. The 1970s, somewhat obsolete Generali Center, which included 26 small shops, has become MAHÜ77, which features three flagship stores. Specifically, TK Maxx, CCC, and Eurospar are all current tenants.
They each have their own façades and entrances directly on the busy shopping boulevard. After only six months of reconstruction work, MAHÜ77 was opened at the end of 2016.
Dirk Adriaenssen, Managing Director Redevco Switzerland & Central Europe, sums up the result of the redevelopment: “The High Street is the mall.” Dirk is particularly proud of the project’s BREEAM “Excellent” rating, because it is the first retail development in Austria to receive this award.
MAHÜ77 successfully won over the certification auditors in all the assessment categories and is characterized by, in the area of ecology for instance, intensive roof greening to enhance biodiversity.
Moreover, in order to increase energy efficiency, the building’s shell was thermally redeveloped. And a dedicated bicycle storage facility and an additional social area were provided.
